Thoughts for Sellers

List-price-to-sales-price ratios are dropping at a faster pace than in previous years. Buyers have options, and they are using them. The outlying communities that have long served as bellwethers for Bend are heavy with inventory, and what happens there tends to show up here next. Rates matter too. The 30-year average reached 7.03% in September, and the rates buyers are actually being quoted are closer to 7.5%. That pushes the payment on a median-priced Bend home to roughly $3,800 a month, up more than 10% from a year ago. In this environment, aggressive pricing is a must to attract buyers. Homes priced right from day one are still selling; homes that chase the market tend to sit, collect price reductions, and ultimately net less. Strategic pricing, intentional preparation, and professional presentation are what separate a quick sale from a stale listing. We are happy to walk through a pricing strategy for your home.

Thoughts for Buyers

Higher rates are starting to make a real impact on the Bend market, and that is creating opportunity for prepared buyers. The estimated payment on a median-priced home is up more than 10% from last September, and pending sales slipped 7.5% year over year. Fewer buyers competing for the same homes means more room to negotiate, and the 2026 median price is running about 4.6% below last year's pace. With 4.5 months of supply and new listings running at the same pace as last year, you have choices, and time to make a thoughtful decision. We are seeing sellers more willing to consider price adjustments, closing-cost credits, and rate buydowns, especially on homes that have been sitting. Our advice: get fully pre-approved now, know your true monthly number, and be ready to move when the right home appears. The buyers who do well in markets like this are the ones who are prepared when a motivated seller is ready to deal.

Median Sales Price

September's median sales price was $720K, up 2.3% from $704K in September 2025 and nearly flat from August ($717K). Year to date, the 2026 median has averaged $722K, about 4.6% below 2025's $757K pace. Prices are holding steady, but the upward momentum of prior years has cooled.

New Listings by Month

Sellers added 246 new listings in September, up 4.2% from 236 a year ago. Year-to-date new listings are nearly identical to 2025 (2,836 vs. 2,810), keeping fresh supply steady.

Months of Supply

Months of supply fell to 4.5 in September, down 14% from 5.25 a year ago. Inventory is still well above 2023 levels, keeping Bend in balanced-market territory heading into fall.

Homes Pending by Month

Pending sales were 210 in September, down 7.5% from 227 last year. Year to date, pendings are still up 4.8% over 2025 (2,111 vs.2,014). Demand is cooling with rates, not collapsing.

Financing Affordability

The est. monthly payment on a median-priced home rose to $3,844 in September, up 10.3% from $3,486 a year ago, as the 30-year rate climbed from 6.30% to 7.03% (20% down, P&I).
